Swank Construction, Inc. has a wide variety of expertise in commercial general contracting, including negotiated contracts, hard bid, design build/assist collaboration and construction manager at risk. Swank Construction, Inc. will perform pre-construction services, separately or along with complete site general engineering and-or building construction services.

As a general contractor Swank Construction, Inc. will hold all subcontract agreements and by self-performing many of the below listed building trades has maximum control over quality, cost & schedule standards. Swank Construction, Inc. will guarantee completion of the work based on a fixed lump sum cost, completion schedule, or “GMP”- guaranteed maximum price where a fee is applied to all costs with a not- to- exceed ceiling. Swank Construction, Inc. regularly self performs all or portions of the work noted below during the construction phase.

  • Demolition and general engineering for grading and asphalt paving
  • Structural building concrete as well as site concrete paving, walls and stairs
  • Structural steel erection and metal stud framing
  • Structural wood framing, trusses and premanufactured lumber
  • Finish carpentry for cabinet installation, millwork, installation of doors, hardware and misc. specialties

This delivery method does not require that Swank Construction, Inc. have any involvement during the design or pre-construction phase.  SCI is awarded a “Lump Sum” contract for construction where the client has previously completed all property acquisition and “For Construction” contract documents. SCI has a solid foundation of quality, integrity and timeliness in our competitive Hard Bidding.
